The Exinda 12 ton commercial heat pump chiller is an air-to-water unit delivering approximately 42 kW of heating and cooling capacity for hotels, offices, restaurants, clinics and light industrial buildings. The unit replaces separate boiler and chiller systems with a single piece of equipment providing heating, cooling and domestic hot water production. It integrates with standard hydronic distribution: fan-coil units, air handling units (AHUs), underfloor heating systems and process loops. Inverter scroll compressor technology maintains high efficiency at part-load conditions, which dominate real-world operating hours in commercial buildings. The unit is designed for continuous duty with serviceable components accessible from the front and sides. European voltage adaptation is available on request. System architecture overview
The 12-ton chiller connects to the building's hydronic network via flow and return piping. A buffer tank or thermal store is recommended for systems with highly variable loads (hotels, mixed-use buildings) to prevent short-cycling. The unit's onboard controller manages compressor staging, defrost logic and flow temperature setpoints. Integration with a building management system (BMS) via Modbus allows centralised monitoring of operating parameters, fault alerts and energy metering. For buildings requiring simultaneous heating and cooling (common in hotel complexes), a four-pipe hydronic design or heat recovery configuration should be specified at the design stage.

What building size does a 12-ton chiller cover?
A 12-ton (approximately 42 kW) unit covers light commercial buildings with heating and cooling loads in the 30 to 50 kW range. Typical examples include small to mid-sized hotels (30 to 60 rooms), office buildings of 500 to 1,500 m², restaurants, clinics and light industrial facilities. Can it replace an existing gas boiler system?
Yes. The unit connects to existing hydronic distribution (radiators, fan-coils, underfloor). Does it work at -20 °C outdoor temperature?
EXINDA tests its commercial range in climate chambers down to -35 °C. The unit is certified for operation at outdoor temperatures as low as -25 °C. EXINDA's large cascade installations in northern China have operated stably at -25 °C to -40 °C since 2010 (attributed to EXINDA). For extreme cold or critical applications, a hybrid configuration with a backup boiler is a proven approach.
How does it connect to the building management system (BMS)?
The unit supports Modbus communication protocol. BACnet availability should be confirmed for the specific model configuration.
